PROJECT OVERVIEW

Concord Plaza, located in Brandywine Hundred, New Castle County, DE was originally developed as a 500,000 square foot office park in 20 buildings on 45 acres. As part of a redevelopment plan, approximately 230,000 square feet of office space will be eliminated and replaces by a mix of restaurants, cafes, retail space, and approximately 300 apartment units.

Due to its location in close proximity to the heavily traveled Route 202 commercial corridor, an extensive coordination effort was required with both the County and DelDOT. Initially, TPD prepared a due diligence evaluation to ensure County concurrency criteria could be met, as well as DelDOT regulations. Through the due diligence and formal traffic study preparation, TPD identified proper access locations and configurations, as well as traffic signal updates. TPD completed the planning for the project in 2016 and is currently coordinating with DelDOT to prepare traffic signal construction documents and plans. The signal design work is a new requirement from DelDOT that puts the onus of the design for private projects on the Applicant. This project includes one of the first privately designed traffic signals in the State.
